It is also important to know that unlike many Estate Agencies in Spain, WE DO NOT RECEIVE COMMISSIONS FROM COMPANIES WE RECOMMEND. Our aim is to help BUSINESSES that we know can come up with the goods. We also want to ensure CLIENTS and APPLICANTS get as good a deal as our recommendations can provide. All parties involved in the transactions benefit. We do too, but not from financial kick backs – we get returning clientele and WORD OF MOUTH REFERRALS.
Our focus is buying/selling and renting Villas, Townhouses, Village houses, Apartments, Penthouses, Off Plan. It takes time and dedication, we are not looking for a slice of every pie. Our fees are 5% plus IVA for non exclusive agency agreements and 4% plus IVA for exclusive agency agreements. This is almost always paid by the Seller.

Sellers – Sale of Property
We will be happy to market the sale of your property for you – either exclusively or non-exclusively as you wish. We ask for documentation – nota simple and copy of last IBI. If you’d like to send documents encrypted, just upload to Whatsapp and send to 647266435. If you have an energy certificate please also send that through. You’ll need to give this to the Notary before sale as part of EU regulations, but if you don’t have one yet, it can be done in a few days by any registered architect. We can also pick up copies of this documentation when we visit the property if you prefer.
It helps if we have an idea of how much you want or need to sell the property for and if any mortgages exist. As you would expect, we’ll give our professional opinion and valuation after visiting the property. Often, the owners have a good idea of property prices in their neighbourhood and although no two properties tend to be identical, it does give a benchmark figure for you. A professional estate agency will have more details available and will know up to date trends etc, but what you hope to get for it is always a great starting point.
A quick mention on exclusive and non-exclusive.
Our commission is lower, 4% plus IVA, for an exclusive sales agreement and 5% plus IVA if non-exclusive – which is the industry average. Naturally, we prefer to control the sale and advertising ourselves, and when an exclusive sales agreement is entered into, we send details of the property to all of the other agencies that we work with. There is no extra charge for you – and in fact we do the leg work for you.
Obviously, agencies only receive commissions if they sell the property. If you know someone interested in buying and there is no agency involvement there are no commissions to pay – even though you sign a contract with the agency or agencies. All sellers prefer to save on commissions, but a reputable agency can often find a buyer, qualify that the intended party has the money and is serious, and put in place an agreement to close the deal. Non agency involvement often involves a handshake agreement which can sometimes dissolve after taking the property off the market. Also, an agency has the advantage of people contacting them looking for properties to buy. Either way, sellers always have agency and non-agency options available which has to be applauded in a free market economy. ?

The Spanish Recession, La Crisis, is Behind Us.
The property market in Spain suffered tremendously and from 2007 onwards the words on everyone’s lips were ‘La Crisis.’ Repossessions and evictions were a heartbreaking reality for many – including those who had worked hard, followed the advice and done nothing wrong. We have begun to turn the corner and can now see cranes once more dotted along the skyline. New legislation has been introduced giving Developers and Promoters the incentive to revamp some projects that were left by the wayside. Some of these offer extremely exciting opportunities at prices that are once again within reach. Some Promotions have been reformed and re-marketed with top drawer revamps and locations. Others are still green field sites with opportunities for staged payments and a certain amount of freedom for Buyers to select bespoke touches implemented by the Developer’s architects. We have forged business relationships with some banks that still have repossessions on their books. When these come on to the market we get the chance to offer them to our clients before other agencies. Mortgage Shake Up
There is a wide selection of properties and locations and this results in a healthy gamut of prices. In addition, the mortgage market is now much more buoyant and some of our preferred lenders can even offer 115% mortgages to cover all the purchase costs including Notary and Land Registry. In short, a new dawn beckons, one which has learnt from the greed driven mistakes of the past. Mortgage Lenders can no longer charge their costs to the hapless buyer following a Supreme Court decision 705/2015 dated 23rd December.
In fact, if you still have a mortgage in Spain where that happened you can claim back those costs. So too can you if you had a mortgage that was cancelled or fully paid up in the last four years.
The law has changed again. A Supreme Court decision 28th Feb 2018 has stated that the person borrowing the mortgage pays the AJD tax. The other costs can still be shared, except notarised copies of documents which are paid for by the party requesting them.
