Qualified Valuers and Legal Know How

We have extensive knowledge of Spanish land law and include amongst our staff a qualified land valuer. (Perito Judicial, Experto en Valoración de Bienes Inmuebles y Patrimonios – UNED).
Our Fees
Our focus is buying/selling and renting Villas, Townhouses, Village houses, Apartments, Penthouses, Off Plan. It takes time and dedication, we are not looking for a slice of every pie. Our fees are 5% plus IVA for non exclusive agency agreements (where other agencies also have the property listed) and 4% plus IVA for exclusive agency agreements. This is almost always paid by the Seller.
Area That We Cover
At present our agents cover the provinces of Malaga and Cadiz in Andalusia where they border each other. Broadly speaking this is largely Gaucin, Estepona, Sabinillas in Malaga province and San Pablo de Buceite, Jimena de la Frontera, Marchenilla, Sotogrande, La Linea de la Concepcion and Algeciras in Cadiz province
Sellers – Sale of Property
We will be happy to market the sale of your property for you – either exclusively or non-exclusively as you wish. We ask for documentation – nota simple and copy of last IBI. If you’d like to send documents encrypted, just upload to Whatsapp and send to 647266435. If you have an energy certificate please also send that through. You’ll need to give this to the Notary before sale as part of EU regulations, but if you don’t have one yet, it can be done in a few days by any registered architect. We can also pick up copies of this documentation when we visit the property if you prefer.
Property Value
It helps if we have an idea of how much you want or need to sell the property for and if any mortgages exist. As you would expect, we’ll give our professional opinion and valuation after visiting the property. Often, the owners have a good idea of property prices in their neighbourhood and although no two properties tend to be identical, it does give a benchmark figure for you. A professional estate agency will have more details available and will know up to date trends etc, but what you hope to get for it is always a great starting point. It is also normal for owners to consider their own properties worth more than their neighbours’ properties even if seemingly identical. But such subjective valuations do not help to sell the property.
How do we decide on a price?
We use our market knowledge to analyse similar and dissimilar properties in the area and incorporate factors such as the ability to get a mortgage, age of the property and demographics of the buyers.
A quick mention on exclusive and non-exclusive.
Our commission is lower, 4% plus IVA, for an exclusive sales agreement and 5% plus IVA if non-exclusive – which is the industry average. Naturally, we prefer to control the sale and advertising ourselves, and when an exclusive sales agreement is entered into, we send details of the property to all of the other agencies that we work with. There is no extra charge for you – and in fact we do the leg work for you. We are happy to work with other agencies and if we have an exclusive arrangement with the Seller, we split our commissions 50/50 with the collaborating agency.
Sellers
We need to carry out due diligence confirming paperwork – nota simple, cadastral reference, council tax and utilities. This is a legal requirement. Once we know the property is ready to go, we find interested people looking to buy. They may enquire about a property a little similar, within budget and we will steer them also towards yours. Or they may enquire specifically about your property. We qualify these leads, checking on funds and viability as far as possible.
Buyers
When you invest in property with TMT Spain, we help you find the right property as well as advise you on the procedures, registration, handling and maintenance of the properties. We have properties located in Jimena de la Frontera and surrounding area and also on the coast in Sotogrande and east and west of there. Basically, we have properties in the provinces of Malaga and Cadiz. We also work with other agencies and banks in these areas.
Mortgages Available
We collaborate with lenders at various banks and almost all banks have staff who speak English. If not, we accompany you through the process.

For example, it is far, far cheaper than in the UK – and children are accepted even when not yet potty trained. Choose a property in Spain and commute to Gibraltar.
