San Pablo 4 bed and outbuildings
Delightful location set away from pretty country lane in San Pablo de Buceite. This rustic property was originally owned by a botanist and the range of rare trees is a pleasure to behold. The kitchen is accessed via the back door and is nearest to the swimming pool. It is big enough for a large kitchen table. Left of this is the sitting room with open fireplace. This room has direct access from the front door. 2 bedrooms and one bathroom are on this level. Upstairs, leading from the kitchen, are 2 further bedrooms and another bathroom and separate cloakroom. There is also space upstairs to make into a roof terrace. The main residence is 260 m2, the outbuliding nearby approx. 160 m2 and the one used as second residence approx 180 m2
Exterior Grounds and Out Buildings
The driveway was originally lined with rose bushes and some still remain. A large part of the gardens is also an orange grove and several pomegranate trees. Technically a 4 bed 3 bath property set within almost 4 hectares. There are also 2 large outbuildings. One of these is sub divided into pottery studio and store room for agricultural machinery etc. There is another property on the edge of the land heading north west. This also comes with the sale but does not have title deeds. The land and buildings form part of an inheritance split between cousins and a life interest which will be revoked on sale. The swimming pool is close to the main house and surrounded by trees. A very secluded and private location yet just off a country lane.
Possibility of Short and Long term Rentals
Currently, the main home is rented out for around 1,000€ a month long term. One of the current owners lives in the second home. But with some reform work, these could be run as a profitable Air BnB business. The main home has 2 outdoor areas for alfresco dining. One underneath Moscatel grape vines and the other near a barbecue area and ornamental fountain.
Water Rights Run with the Land
There are very important water rights which come with this land. Sufficient to irrigate not only these almost 30,000 m2 but many neighbours’ land as well. Very little is paid for this essentail right. In addition, there is mains water and mains electricity. The hot water runs off bottled gas and there is a lorry which visits the country lane every Thursday. This property and land serve as a wonderful example of a working farm/small holding. With pomegranates, oranges, mulberries etc grown for sale.
San Pablo de Buceite Village 3 km away
One of the attractions of this property is the privacy offered – juxtaposed with the proximity of shops, health centre, yoga classes, church etc in the village itself. As you can see, all spiritual and physical needs are attended to! There is even a post office open one hour a day Monday to Friday between 9 a.m. and 10 a.m. If you miss this – and many people do – the next available Post Office is in Jimena de la Frontera. Open every working day in the morning from 9 a.m. until 2 pm or 1 pm on Saturdays. San Pablo is part of the municipality of Jimena de la Frontera (population 12,000 including sub districts) but this small village has almost everything necessary on its own doorstep and is on the outskirts of the Los Alcornocales Natural Park.
